Henderson Land sells duplex apartment for record price

Oct. 15, 2009 (China Knowledge) - Henderson Land Development Co Ltd<0012>, the third-largest Hong Kong real estate developer by market capitalization, announced on Wednesday that it has sold an apartment for HK$439 million, or HK$71, 280 per square foot.

The five-bedroom duplex suite is in the luxury residential building 39 Conduit Road located at the upscale Mid-Level West, and was sold to a company registered in Hong Kong. The penthouse has a total floor area of 6,158 square foot, said Thomas Lam, general manager of Henderson Land's sales department.

The deal set a new record price per square foot in the world, beating the GBP 6,000 per square foot for One Hyde Park in London previously.

Henderson Land is in talks with a potential buyer on another top-floor duplex unit in the same building, said Lam, adding that the price is set at HK$100,000 per square foot.

Shares of Henderson Land fell 2.12% to HK$53 on Thursday, while the benchmark Hang Seng Index added 112.60 points, or 0.51%, to 21,99.08.
